## Context
This thread was created 2026-03-27 to handle Vadim's damage complaint situation and prep for a meeting today.

## Active Issue: DMG-2026-001
- Complaint ID: DMG-2026-001
- Incident date: Mar 23, 2026
- Location: 280 Howland Ave, Toronto

- Damage: Oven cleaner dripped onto oven drawer, corroded/stripped powder-coat finish
- Contractor: Vadim Salamov (Seva Cleaning Services)
- Property is listed for sale, showings this weekend

## What's Been Done
- SOP built: sops/complaint-handling-sop.md + www/complaint-handling-sop.html
- GHL note logged for Gillian Hull contact
- Auto-ack sent via GHL
- Mike called Gillian personally (9-min call, Mar 26 ~10:48am)
- Mike acknowledged damage and committed to making it right
- Resolution agreed with Gillian: $40 for cleaning supplies (e-transferred), full $504.55 refund, complimentary cleaning for future listing

## Vadim's Position (7 emails sent Mar 26 ~3-7pm)
Vadim is denying liability. Arguments:
1. Damage is localized (not uniform drip pattern) -- he says this means no drip
2. Ran photos through AI to support his position
3. Claims damage pattern suggests "targeted application" (i.e., implying someone did it deliberately)
4. Blames Gillian -- says she caused damage when she wiped the surface afterward
5. Threatened to stop offering oven cleaning if contractors held liable without "clear evidence"
6. Final pivot: claims his team didn't clean that area at all

Counter-position (Harvey): His localized damage argument actually backfires. Oven cleaner is a gel/foam -- it follows and pools in existing buildup, not spreads uniformly. The damage pattern is exactly consistent with foam pooling in grease deposits, then Gillian wiping it off and stripping the finish. His own contract (Section 4.2h) makes him solely responsible for property damage. Section 5.1 = indemnification. Section 5.2 = required to carry $1M CGL insurance.

Insurance policy on file: expired (Sep 2023-Sep 2024). Mike believes he has current policy -- need certificate.

## Meeting Today (Mar 27, 10am)
Agenda:
1. Acknowledge the damage happened and NMC is covering it
2. Get his current insurance certificate
3. File a claim -- his insurance deductible covers Mike's hard costs
4. Broader alignment: contractor standards, oven cleaning protocol, new IC agreement coming
5. Decide: is the relationship salvageable?

Key ask: Mike wants to be made whole for hard costs (refund to Gillian $504.55, $40 supplies, time, potential drawer replacement, risk of realtor relationship loss).
